What is the purpose of the inspection program?
The purpose of the program is to identify substandard non-owner occupied/rental property and to ensure rehabilitation of these residences

Do I have to register my single family home (SFH) if I rent it out?
If the home is occupied by a tenant or a relative (non-owner occupied), it falls under the program.

How do I pass my inspection?
The City has a "How to Pass Your Inspection" checklist for you to review.

What is the annual fee for the Non-Owner Occupied/Rental Property Inspection Program?
Single Family Home: $95/calendar year
Multi-Unit under 200: $48/per year/per unit
Multi-Unit over 200: $36/per year/per unit

What does the annual fee for rental inspection include?
One exterior inspection per year.
6.
Why didn't you pro-rate the fee when I rented out my house in August?
The annual fee runs from January 1 - December 31. It is not pro-rated.
7.
Will I be notified of an inspection? Do I have to be present?
A Notice-to-Inspect letter is sent to the owner 14 days before an inspection. The owner does not have to be present for the inspection.
8.
How will I find out if there are rental program violations on my property?
After the inspection, violations will be noted and mailed back to the owner within seven working days.
9.
What does the Inspector look for during an inspection?
First, all inspections are exterior only unless requested by the tenant or owner. Second, the Inspector has a checklist that includes but is not limited to:
-Exterior finish
-Windows free of cracks
-Weed and trash issues
-Compliance with all adopted codes and ordinances
